CIDER ORCHARD SELLS IN TWO DAYS

Rendells Newton Abbot office are pleased to announce that they have successfully negotiated the sale of Milltop Orchard at Combeinteignhead, South Devon.

Milltop Orchard has been successfully developed by Mr and Mrs Richard Merrin over the past few years, who have built up a wide client base providing high quality apple based fruit juices and ciders, which are available throughout outlets in Devon and Cornwall.

The property comprises 6 Acres of mixed apple orchards with 1,500 trees, varieties include Falstaff, Russet, Bramley, Discovery and Cox. Associated apple processing equipment for juice and cider were included within the sale. This meant that the property, equipment and adjoining business were very unique and would only suit a certain type of person looking to invest.

Rendells rural and commercial departments who jointly handled the sale used their knowledge to market the property at the right type of applicant. Timing of the sale was also important with a very short period of time between when the trees would be in full crop and then the start of harvesting.    When advertised a phenomenal number of enquiries were received and in just two working days a successful deal was negotiated to the new owner Mr P Webb of Luton.

Mr Webb intends to develop the business further and introduce new Ginger and Raspberry based fruit juices as well as continue the existing popular lines of apple based fruit juice and cider.

Land at Ilsington SOLD by Auction

Rendells were instructed by Mr R C and Mrs D Milne of Ilsington to offer 6.36 acres of pasture land at Simms Hill Lane, Ilsington, South Devon, for sale by auction which they conducted on Wednesday, 7th April 2010 at the Jolly Abbot, East Street, Newton Abbot.  The sale had created considerable interest and at the auction bidding opened at £30,000, rising  to  £49,000 when  it  was  knocked  down  to  Mr  A Patch of Exeter. 

The Solicitors acting for the vendors were Michelmores of Exeter and, for the purchaser, WBW Solicitors of Newton Abbot.  The Auctioneers were Rendells of Newton Abbot.

Whimple Land Successfully Sold

Rendells Auctioneers & Estate Agents of Exeter successfully sold, despite all the uncertainty caused by the general election and its aftermath, 6.84 acres of pastureland at Knowle Cross Whimple.

The two lots  had attracted a great deal of interest and showed the strength of demand for small fields.  Lot 1 a paddock  of 2.05 acres sold to an adjoining owner after determined bidding for £42,000, which equates to £20,487 per acre.  The adjoining field of 4.79 acres with no mains water connected sold for £35,000. The total sale averaged £11,257 per acre.

Rendells in Chagford and Harrison-Lavers & Potbury’s in Sidmouth combined to have two exceptional properties under offer within a matter of days after introducing them to the market.

Land at Haytor in good demand

Rendells, Auctioneers of Newton Abbot, offered two parcels of land for sale by auction on the 5th October 2009 at the Jolly Abbot, East Street, Newton Abbot.  This was on behalf of client Mrs Hilary Bland. 

The first parcel of land was a 3 acre field bordering the Ilsington Road leading to the open Moor.  Bidding started at £30,000 rising to £53,000 when the land was knocked down to  Mr J M Brown of Haytor.

The one-fifth of an acre plot of land situated behind the cottages at Haytor Vale was sold for £15,000 to Mr David Norrish of Haytor Vale.

Rendells Chagford office held a collective land auction on Wednesday 30th September.

Two lots, at Hittisleigh and Tongue End, Okehampton were sold prior to auction.  The remaining 3 Lots, at Murchington Near Chagford, Gooseford Near Whiddon Down and East Weeke, South Tawton successfully sold in the room.

12 acres at Murchington, including pasture, woodland and river frontage, with conservation grant money available, were offered first with bidding opening briskly, the Lot eventually selling at £85,000 (£7,000 per acre) to a buyer from Warwickshire seeking peace and seclusion in the Devon countryside.

Lot 2 comprised a pasture field with water about 1 mile from Whiddon Down village, just off the A.30.  The 3.2 acres had elicited widespread pre-auction interest and, after furious bidding exchanges between a number of contenders, was eventually knocked down for £23,500 (£7,350 per acre) to a buyer from West Devon (also seeking a piece of the Devonshire countryside).

The 3rd Lot, a field of 8.3 acres with steel barn was difficult to access for any buyer not immediately adjacent.  Neighbouring farmers contended this lot to a final bid of £36,500 (£4,400 per acre), a figure much as anticipated.
