Viewings

All viewings will be accompanied by a member of The Letting Centre staff and all appointments need to be made through our Newton Abbot office on 01626 353881.

Referencing

All applicants who wish to apply for a tenancy will be required to complete a tenancy application referencing form. This will include a credit history check, current employment details and current or previous landlord or letting agent details (if applicable). If you are self-employed, proof of income will be required. A non-refundable referencing and administration fee is payable. Please note, this payment does not secure the offer of a tenancy.

Tenancy agreement

Prior to a tenancy commencing, you will be required to sign an Assured Shorthold Tenancy Agreement, which is usually for a period of 6 or 12 months. This agreement will fully explain and detail the terms and conditions on which you are taking the tenancy, plus any other special conditions that relate to the property.

Deposit

Before the start of the tenancy, we will require a deposit of at least one month's rent. This is held in the Tenants Deposit Scheme against any dilapidations/damage etc caused during your tenancy. For more information regarding the Tenants Deposit Scheme, please visit www.tds.gb.com.

Inventory/Schedule of Condition

For the protection of both the landlord and the tenant, it is essential that a comprehensive Inventory/Schedule of Condition is compiled before the commencement of each tenancy. This detailed document includes a description of everything from ceilings to floors, including the condition of the décor, cleanliness and any defects etc, together with colour photographs, this is to comply with the Tenants Deposit Scheme.

Council Tax & Utilities

In addition to the rent, it is the tenant's responsibility to pay the Council Tax and all utilities unless stated otherwise in the tenancy agreement.

Inspections

All managed properties are subject to regular inspections. The first inspection is carried out 2 months after the commencement of the tenancy and thereafter every 4-6 months. The purpose of these inspections is to check the condition of the property and to discuss with the tenant any problems or issues. After every inspection, a report is drawn up and forwarded to the landlord.

Insurance

It is necessary for tenants to take out contents insurance and we require this to cover landlords' fixtures and fittings.

Two Persons - £216.00 (180.00 + VAT)
Additional fee per person - £72.00 (60.00 + VAT)
