The Land
The land benefits from access via two separate points with Lot 1 accessed from the south-east via a good 15'0" (4.57 metre) metal gate. Lots 2 and 3 are accessed from the north-west via the Trusham Road which leads to separate 12'0 (3.65 metre) metal gateways to each lot. The land is currently all permanent pasture although much of the land offers potential for arable cropping if required and is bordered by predominately solid Devon hedge banks which are also interspersed with mature and semi-mature tree growth and the land having also recently been stock fenced with predominately three strand barbed wire fencing.

Basic Payment Scheme
The land has been registered for the Rural Payments Agency's Basic Payment Scheme for the 2020 year. The Basic Payment Scheme entitlements for the eligible areas of the land are included in the sale and the entitlements will be appropriately apportioned to the land. The Vendor/Vendor's Agents will use their best endeavors to facilitate a transfer of these to the Purchasers during 2021 when window for transfers open.
